2242 New Distribution and Supply Chain Planned Project Reports - CY 2023 Recap

Planned industrial project activity within the sector increased by 7% from the previous year.

Research shows that Delaware state had the highest increase of Distribution and Industrial Warehouse projects tracked, with 63% more projects identified than in 2022. Conversely, Kentucky state showed the largest decline of projects tracked, with a 50% decline compared to 2022. 

Most Active Month

Research shows that the most active month was September, where 212 new Distribution and Supply Chain project opportunities were identified.

Largest Month to Month Increase in Projects Tracked

Research shows that there was a 16% increase in new projects tracked from February 2023 to March 2023. Conversely, Oct-Nov showed the largest month to month decline; with 210 new projects in October and 175 in November.

Largest Planned Project

During the year 2023, our research team identified 63 new Distribution and Supply Chain facility construction projects with an estimated value of $100 million or more.

The largest project is owned by Texas Instruments, who is investing $30 billion for the construction of a 4.7 million manufacturing, warehouse, and office campus at 501 W. Shepard Dr. in SHERMAN, TX. Construction is occurring in phases, with the completion of the first phase slated for early 2025.

Public transportation authority is planning to invest $480 million for the construction of a warehouse, office, and maintenance facility in QUEENS, NY. Completion is slated for late 2026.

FEBRUARY

Paperboard packaging products mfr. is planning to invest $1 billion for the construction of a 640,000 sf paperboard recycling facility in WACO, TX. Completion is slated for 2026.

MARCH

Production studio is planning to invest $1 billion for a 1 million sf expansion, renovations, and equipment upgrades on their warehouse, soundstage, and broadcast facility at 4024 Radford Ave. in STUDIO CITY, CA.

APRIL:

Global shipping company is investing $420 million and has recently started the construction of a warehouse facility in ROMULUS, MI. They will consolidate regional operations upon completion early 2025.

MAY:

Global logistics company is investing $280 million for the construction of a 3 million sf warehouse complex in SOUTH ANNVILLE TOWNSHIP, PA. Completion will occur in phases, with the completion of phase 1 slated for Summer 2024.

JUNE:

Global retail chain is planning to invest $350 million for the renovation and equipment upgrades on their distribution center at 2200 7th Ave SW. in CULLMAN, AL.

JULY:

Automotive component mfr. is planning to invest $790 million for the construction of two manufacturing and warehouse facilities totaling 940,000 sf in STANTON, TN. The project includes the construction of a 400,000 sf manufacturing facility in LAWRENCEBURG, TN. Completion is slated for 2025.

AUGUST:

Solar panel mfr. is planning to invest $1 billion for the construction of a 2-million sf manufacturing, warehouse, and office complex in ALBUQUERQUE, NM. Construction is expected to start in early 2024.

 SEPTEMBER:

Beverage company is planning to invest $500 million for the construction of a 620,000 sf processing and distribution campus at 10670 6th St. in RANCHO CUCAMONGA, CA. Construction is expected to start in 2024. They will relocate their operations from FONTANA, CA upon completion in Summer 2026.

OCTOBER:

Specialty food product mfr. is planning to invest $200 million for the construction of a 400,000 sf processing and distribution facility in ZEPHYRHILLS, FL. Construction will occur in two phases, with completion slated for late 2024 and 2028 respectively.

NOVEMBER:

Steel company is planning to invest $280 million for the expansion and equipment upgrades on their manufacturing and warehouse facility in TUSCALOOSA, AL. Completion is slated for Summer 2027.

DECEMBER:

Agricultural co-operative is planning to invest $700 million for the construction of a processing, storage, and warehouse complex in EVANSVILLE, WI. They are currently seeking approval for the project. Construction is expected to start in Spring 2024, with completion slated for 2026.
